In January 2025, Smartworks, a pioneer in flexible workspace solutions, leased a huge 470,000 square feet of office space in DLF City-V, Gurugram.
The lease deal, which was registered on December 3, 2024, is for a period of six years at an annual rent of around ₹94 crore. The lease took effect from November 1, 2024, with rent being paid from March 2025. Smartworks has committed to paying a rent of ₹165 per square foot, along with a security deposit of six months worth ₹47.3 crore.
This expansion comes on the lines of Smartworks' strategy of keeping pace with growing demand for totally managed and serviced campuses. "This development follows the firm's focus towards supporting enterprises that expand and change consistently, giving clients more of an edge at business hubs while at the same time helping organizations reach higher peaks more quickly," highlighted Neetish Sarda, founder, Smartworks.
Interestingly, this major leasing activity comes at a time when Smartworks is gearing up for an initial public offering (IPO). The firm had submitted its draft red herring prospectus with the Securities and Exchange Board of India (SEBI) on August 14, 2024, seeking a fresh issue of equity shares aggregating ₹550 crore and an offer-for-sale of 6.759 million shares by current shareholders.
In short, Smartworks' taking on lease of 470,000 square feet in Gurugram is a strategic move to enhance its market share and operational strength. This expansion is likely to have a positive impact on its future IPO by demonstrating the company's growth prospects and determination to cater to the changing needs of contemporary workspaces.
